Also, the new Dry Floodproofing Certificate for Non-Residential Structures must be used as of November 1, 2023 as well.
FEMA is updating Flood Maps
These map changes may result in changes in the flood zone and base flood elevation for property owners. FEMA is in the post-processing stage of updating these maps and they are not yet effective.
FEMA’s detailed digital flood hazard maps reflect current flood risks for Miami Beach.
View the current Flood Zone Maps using Miami-Dade County’s interactive web tool. Make sure to click the “Preliminary Flood Zones” tab on the top corner of the page to access them.
Property owners are encouraged to review the map changes through the resources included below:

Members of the community have opportunities to submit evidence on why they believe their property has been improperly mapped. Consider submitting an appeal, comment, and/or Letter of Map Change (LOMC).
