These amendments are a direct result of the Master Plan for the North Beach Town Center, which was developed during numerous community workshops and adopted by the City Commission in July 2007. The proposal would create a special district called “Town Center” (TC), with three sub-districts tailored to replace the current CD-3, CD-2 and RM-1 zoning districts. The TC district is intended to create a blueprint for a vibrant business district that would support a variety of quality shopping, services and cultural activity; to attract development of office space to create more employment opportunity for North Beach residents to live and work in the same community; and to create a compact, walkable, district, served by public transit, that will encourage less reliance on automobile travel, reduce traffic congestion and greenhouse gas emissions.
